Home Improvements Make a Difference

If you were buying an older home, wouldn’t you agree that home improvements that enhance the home would strengthen the chance of you buying it? New cabinets, counter tops, a beautiful kitchen, and appliances can get you more excited about buying a house, especially one that has been around for a few years.

A new swimming pool or spa may not improve the amount of money a house sells for. In fact, if a home is in the lower price range, it may hurt the sale of a home. Even though more of the cost may be recovered as the price goes up, a general rule of thumb is that you should expect to only get half of what the pool costs.

Features such as oak paneling, slate or aluminum roof tops, solid brass plumbing fixtures, wool or other quality carpets do not increase the value. The logic here is that a new buyer will not usually pay top of the line, but expects the quality to be good.

That’s not to say that when updating a home, improvements would not help the home to sell for more money.

Believe it or not, two features that can date a home quicker than anything else are the bathroom and kitchen. When deciding between two homes, a buyer is likely to get more excited about the house that has an updated kitchen with attractive cabinets and counter tops, and new appliances.

Bathrooms can undergo dramatic changes by adding new mirrors, light fixtures, and attractive wallpaper.

You shouldn’t rely on the buyer’s ability to imagine how the house would look with such improvements. Spend the money and make improvements before you put your home on the market. It will sell higher and quicker.
